On this page you will find details of the fees you may be required to pay before, during or after your Tenancy Agreement with 3gates.

Tenancy set up fee


What is the "tenancy set up fee"?


The tenancy set up covers everything in relation to establishing your eligibility for the property you are interested in. The fee includes the cost of referencing - which may cover checking with current or past landlords, your credit status and employment details. The fee also includes providing a Tenancy Agreement and protecting your security deposit.

When do I pay the tenancy set up fee?

The tenancy set up fee is payable when you have viewed a property with us and have decided to apply. Once you have submitted the application form, you will be required to pay the tenancy set up fee. At this time you will be given a Tenancy Fee Declaration form which outlines all of the chargeable services we provide alongside the associated fees.


Is the tenancy set up fee refundable?

The tenancy set up fee covers the costs incurred in creating a new tenancy and is generally non-refundable. However, in certain circumstances, the tenancy set up fee may be returned to you, see information below.


What happens if my application is not accepted?

In the event of your application being refused by the landlord, despite satisfactory references, the tenancy set up fee will be refunded.


If references are unsatisfactory, the tenancy set up fee would be refundable.


If it becomes apparent that the information given to us in the application form proves untruthful, the tenancy set up fee will be refunded minus a £25 processing fee.


What if, after paying the tenancy set up fee, I change my find and do not wish to proceed with the application?

Should you decide to withdraw your application before the Tenancy is set up, the tenancy set up fee will be non-refundable.

3gates Tenancy Fees

At 3gates we're up-front about the fees we charge to Tenants and Landlords and we try to keep the costs realistic and to a minimum wherever possible.

With some properties, Tenancy Setup Fees may not apply or may be reduced - please check out listings or contact us directly and we'll be happy to advise on what is required for each property on an individual basis.

Our average Tenancy Setup charge is £175.00 for the first applicant and £50 for every subsequent applicant or guarantor.

Our Tenancy Setup Charge covers the cost of our comprehensive referencing process (which may include credit checks, bank, guarantor and previous landlord/agent checks) and to cover our administration time in producing all of the legal tenancy documentation required.

We do not charge a check-in or check out fee.


Standard Fees chargeable at the beginning of a Tenancy

First tenant Tenancy Setup Fee £175.00

Additional tenant Tenancy Setup Fee (where required) £50.00

Guarantor Admin Fee (if required) £25.00

Student Tenancy Setup Fees

These fees apply to properties advertised as a ‘Student Let'.

Tenant and Guarantor administration fee £100.00 per student

During your tenancy the follow charges may apply (as required).

Duplicate copy of your tenancy agreement £5.00

Duplicate colour copy of your signed inventory £10.00

Returned cheque or Standing Order £25.00

Late Payment Fee £25.00
If your rent is not received within three days of your rent due date, a late fee of £25.00 will apply. Subsequent late payments may result in Breach of Tenancy letters being issued.

Letters relating to late rent £25.00
If you rent is late by more than 7 days, we will issue a Late Rent Letter by recorded delivery.

Cash or card processing fee £5.00
Applies when rent payment is made in cash or on a card rather than by Standing Order

Letters relating to breach of tenancy £25.00

Tenancy renewal fee £60.00 (if requested by Tenant)
This is not charged if initial the Fixed Term tenancy rolls onto a Statutory Periodic Tenancy, (as we recommend under most circumstances).

Fees at end of Tenancy (Only charged if required)

Check out £0.00
We don't charge tenants for check out.

Non cancellation of Standing Order/Rent Refund Admin Fee £25.00 per refund.
If you do fail to cancel your standing order, we will refund the rent amount, less a processing and administration fee.

Reference at end of tenancy £0.00
At the end of your tenancy, we are happy to provide a reference at no charge to you.

Archive/Historic Reference £25.00
If you need a historic reference after moving on from one of our properties, we reserve the right to charge a fee of £25.00
